What The Peaks Is
The Peaks sits on the hillside above Luštica Bay's marina town, wrapped around a Gary Player-designed 18-hole course spanning 86 hectares between Boka Bay and the open Adriatic. It's the golf-first neighbourhood in a resort that eventually plans over 3,000 apartments, 300 sea-view villas, and seven hotels across 690 hectares of coastline.
Botanika is the residential heart of The Peaks: 1–4 bedroom apartments, three-bedroom townhouses with private pools, and standalone villas, built in stone and timber with a deliberately understated, Mediterranean-modern language rather than glass-tower resort architecture.
Pricing and Payment Structure
Entry pricing for The Peaks starts around €859,000, with handover phased between December 2026 and December 2029. Developers are offering flexible terms designed to smooth the buyer's cash flow across construction:
- Typically 20% at reservation/SPA, balance spread over quarterly instalments post-delivery
- Some listings offer 0%-interest plans extended up to two years after handover
- Payment structures vary by unit and release phase — always confirm current terms before advising a client
This is materially higher entry pricing than Centrale, Luštica Bay's original town-centre zone, which remains the lower-cost way into the resort.
The Honest Trade-Off
Golf-course living has a specific buyer profile, and it's worth being direct about it:
What you get: dual-aspect sea and fairway views from an elevated hillside position no other Luštica Bay neighbourhood can match, the only 18-hole course on the Montenegrin coast, low-density villa and townhouse product, and Orascom's full resort infrastructure (marina, future town centre, hotels).
What you give up: proximity to the water. The Peaks sits above the coastline — getting to the beach or marina means a shuttle or golf cart, not a walk. If a client's priority is "wake up, walk to the sea," Centrale or Marina Village fit that brief better and cost less.
In short: The Peaks is sold on the golf and the view, not on beach access. Set that expectation early and you avoid a mismatched buyer three years into a payment plan.
Why This Matters for Investors Right Now
Three things make this a live topic rather than background noise:
- Handover is starting. With deliveries beginning December 2026, the first wave of completed Botanika units will hit the resale and rental market within the next 12–18 months — a real test of the golf-premium thesis against actual rental yields.
- Montenegro's EU accession track record (14 of 33 chapters provisionally closed as of March 2026) continues to support medium-term capital appreciation arguments for branded resort product on the coast.
- Payment plans are still negotiable at this stage of the release cycle, before completed inventory forces standard market pricing.
Our View
Botanika is a legitimate product for a specific buyer: someone who wants golf, view, and Orascom-managed infrastructure, and is prepared to trade beach-front walkability for it. It is not automatically the "best" Luštica Bay purchase — that depends entirely on how the client plans to use or let the property.
We currently have a shortlist of Peaks and Botanika units matched against buyer type (personal use, buy-to-let, capital appreciation only). If you're evaluating Luštica Bay against other coastal options, get in touch before committing to a reservation — the difference between Centrale and The Peaks is not cosmetic, and getting it wrong is expensive to unwind.
